Timelines

The Bella Vista team has decades of experience in building and remodeling. So naturally we’ve gained a lot of skill, knowledge and understanding over the years. Here, we share our insights in design and construction because we want you to be as comfortable with the process as you are in your new home. Every project follows a structured process designed to keep things clear, collaborative, and well-paced. While timelines can vary based on scope, approvals, and location, the outline below reflects a typical remodel or addition experience.


Phase 1: Design & Planning

Timeline: 2–3 Months

This phase is all about defining your vision and refining the details.

  • Explore layout options for your remodel or addition

  • Finalize design decisions and materials

  • Develop electrical plans and exterior elevation drawings

  • Ensure the design is fully thought through before pricing begins

Taking time here allows us to avoid costly changes later and build with confidence.

Phase 2: Pricing & Proposal

Timeline: 3–6 Weeks

Once design development drawings are approved:

  • We create a detailed, written scope of work specific to your project.

  • Plans are sent to our trusted trade partners for bidding (2–3 weeks)

  • A fixed-price proposal is built from real numbers—not estimates

At this time, we meet in our office to review the proposal line by line together. If changes are requested after this meeting, pricing adjustments typically add 2–3 additional weeks.

Phase 3: Contract & Permits

Timeline: 6–12+ Weeks (varies by location)

After the proposal, scope, and contract are approved and signed:

  • Plans return to design to prepare the permit set (≈ 2 weeks)

  • Permit submission to the city (≈ 4–6 weeks for approval)

  • Homes in conservation districts require additional approval before city permits, adding 4–8 weeks

  • Permit timelines are determined by the city and can vary.

Phase 5: Final Walkthrough & 30-Day Review

  • Final site walkthrough with your Project Manager

  • Project Closure Document created together

  • 30-day Customer Service Review begins so you can live in the space and note any items

  • Any outstanding items are addressed promptly after review

Phase 4: Construction Begins

Timeline: 9–10 Months (for whole-home remodels or 2nd-story additions)
Once permits are approved, we schedule a kickoff meeting and begin construction.

Months 1–2

  • Deconstruction, foundation and dirt work

Month 3

  • Foundation completion and framing begins

Month 4

  • Framing continues

  • Roof and windows installed

  • Home is dried in

Month 5

  • Mechanical rough-ins: HVAC, electrical, and plumbing

Months 6–7

  • Insulation

  • Drywall installation

  • Flooring and tile prep

Month 8

  • Tile installation

  • Cabinetry installation

Month 9

  • Interior trim

  • Paint

Month 10

  • Countertops installed

  • Fixture and final trim-out

  • Final punch list and project completion

Throughout construction, required city inspections take place. These inspections are necessary and can occasionally speed up or delay progress depending on city scheduling.
