Design Development

At the initial client meeting, our design team will meet you at your home to listen to your ideas and desires while getting to know your unique home dynamic. This information, coupled with measurements they take, will help the designers assess the project and begin the design. Then, the process of drawing up the existing plan and preparing design options begins in order for each to be presented. The team will develop as many different design options as are needed to suit your desires, drawing and designing until you are happy with the plan, and when a design has been chosen, an accurate cost can be presented for the project. After you approve the plan and budget, the design team will complete the required permits and construction drawings. With plans, elevations, optional 3D drawings of exteriors or interiors and color 3D renderings, you will be able to get a good idea of the end result of the remodel or new build. Our design contract is a flat fee for a specific scope of design work in order to help our clients be confident they understand the total costs. Working with our design team is a separate agreement, individual of construction, and the drawings will be yours upon completion.

3D Views

If you would prefer to see your design in 3D, we offer optional, realistic interior and exterior 3D images at an additional cost, which will give our customers a better idea of how the design will look in their home.

Permit Set

All drawings required by the city of Dallas, except required engineering and surveys, will be completed to obtain a permit for construction. These documents may include special site plans, existing floor plans, new floor plans, electrical plans, roof plans, foundation plans, wall sections and details. Some local neighborhoods are in conservation districts and special research is required to comply with local codes and ordinances.
